Home Inspections
An analysis of the current state of your property. This includes inspection and functionally test of each major system of the home and a detailed report on general maintenance items, recommendations, and deficiencies found.
Pre-Listing Inspections
A home inspection for the seller. Know what potential buyers will be looking for prior to making an offer. Includes the same detailed report as a standard home inspection.
Septic System Inspections
There are two types. The first is a non-invasive dye test. The system is flushed with septic and environmentally safe dye and the home plumbing, area around the septic tank, and the areas around the drainfield are thoroughly checked for leaks and surfacing water. The second type is much more invasive, however, helps to gain a better understanding of the condition of the components. The tanks and distribution boxes are excavated and evaluated for functionality.

11 Month Warranty Inspections
A home inspection of a new construction home just before your 1 year warranty expires. Includes a detailed report of the systems of the home and items you may want to discuss with your general contractor.
Thermal Imaging
Identify missing or compressed insulation, areas of moisture intrusion, areas of excessive heat loss, and other important thermal aspects of your home. Thermal imaging can also be used to identify leaking roofs and dangerous electrical problems.

Day of Inspection

Should I walk around the house with you?

Absolutely. I am happy to explain what I’m looking for and my finding while evaluating your property.

Can my agent be there too?

Yes! Agents are encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

The Report

What should I be looking for?

Your report will be broken down by major components of your home and each will contain images accompanied by details of my findings. Items will be clearly labeled as General Maintenance Items, Recommendations, and Deficiencies.

Will there be recommendations on who to call?

With each defect I include which type of contractor you will need to search for to get quotes.

Follow-up

Can I call you if I have questions after the I get the report?

Absolutely. Call, text, or email with any questions or clarifications you may have.

Contractors

Can you give me some preferred contractors to call?

I have a vast list of reputable, licensed contractors that I have worked with in the past that I recommend. However, I still recommend you contact at least 3 in each area for quotes and do your own research.
